BOOKING TERMS

The cottage or other accommodation unit is booked directly through our online store or by email at ukonhonka@gmail.com. Inquiries can also be made by phone/SMS/WhatsApp at +358 46 964 5578. Based on inquiries made by phone, we will send the customer a message or email, to which the customer must reply in writing in order to complete the booking.

If you book accommodation through an external service provider, such as Airbnb, the booking and cancellation terms stated in that service apply.

The full rental price is paid at the time of booking. Our primary payment method is online payment via our online store, by bank payment, card payment, or MobilePay. Alternatively, we also offer invoicing, in which case the customer pays the invoice by bank transfer.

During the peak season (1 June–31 August), we primarily rent full weeks and the minimum rental period for cottages during the season is 3 days, unless otherwise stated or agreed. The current booking status for each accommodation unit can be viewed in our online store at ukonhonka.johku.com, and cottages are generally available according to the minimum rental period (3 days).

These terms apply not only to cottages but also to all of our accommodation units, such as Ukonrinne. When these terms refer to a cottage, the term also applies to other accommodation units.

BOOKING PROCESS:

  1. Book a cottage:

  • Through the online store OR

  • By email OR

  • By confirming in writing the message you received in response to your phone inquiry

  1. In the online store, the booking is paid immediately via online bank, card payment, or MobilePay, and the booking is confirmed once you have received the order or payment confirmation from us. If you booked other than through the online store, we will send you an invoice to the email address you provided. Once the invoice is paid and the payment is visible in our account, the booking is confirmed.

CANCELLATION TERMS:

Cancellations must always be made in writing by email to ukonhonka@gmail.com.

The cancellation date is the date on which Ukonhonka Holiday Cottages (Ukonhonka Oy) has received notice of cancellation. The customer is responsible for ensuring that the cancellation is sent in good time. A reservation cannot be partially cancelled.

  • For reservations starting between May and September (01.05.–30.09.):

    • If cancelled more than 30 days before the start date, a service fee will be charged. The service fee is 5% of the total rental amount. The remainder will be refunded to the bank account provided by the customer.

    • If cancelled 14–30 days before arrival, 50% of the total rental amount will be charged. The remainder will be refunded.

    • If cancelled less than 14 days before arrival, the full price will be charged.

  • For reservations starting between October and April (01.10.–30.04.):

    • If cancelled more than 14 days before arrival, a service fee of 5% of the total rental amount will be charged. The remainder will be refunded.

    • If cancelled 7–14 days before arrival, 50% of the total rental amount will be charged. The remainder will be refunded.

    • If cancelled less than 7 days before arrival, the full price will be charged.

A reservation may be rescheduled once under the following conditions:

  • The rescheduling request must be made at least 14 days before the original arrival date

  • A rescheduling fee of 5% of the total rental amount applies

  • The new reservation date must be within the same calendar year as the original reservation

  • The customer pays any price difference

  • If a rescheduled reservation is cancelled, the full rental price is always charged, regardless of cancellation date.

By booking accommodation with us, you accept the booking terms and general conditions.

GENERAL TERMS

  1. Booking Terms

These conditions apply equally to cottages and other accommodation units such as Ukonrinne. When these terms refer to a cottage, the term also applies to other accommodation units.

  1. General Instructions

a. The equipment of each accommodation unit is listed in our online store.

b. The cottage is available from 15:00 on the day of arrival until 12:00 on the day of departure.

c. As a rule, the customer is responsible for the final cleaning. A final cleaning service is available for 130.00 €, but it must be ordered in advance. Even when final cleaning is ordered, the customer must wash dishes, clean the grill after use, and return items to their places.

d. Final cleaning instructions can be found on our website and in the document folder of each accommodation unit. Necessary cleaning supplies are provided in each unit.

e. Smoking is prohibited inside the buildings and in their immediate vicinity.

f. Pets are not allowed in any accommodation unit.

g. Shoes may not be worn indoors.

h. Any defects or issues must be reported to us without undue delay so that we can resolve them as quickly as possible.

i. The customer must respect nature and maintain peace and privacy for other guests.

j. The number of occupants must not exceed the maximum number stated for the accommodation unit in the online store. If pricing is based on the number of guests, the stated number may not be exceeded. Violations will result in immediate termination of the reservation.

k. The customer must carefully review the specific instructions provided for the cottage before arrival.

l. The customer must comply with property-specific instructions and safety regulations, including use of safety equipment.

m. The customer must follow any additional instructions provided by the host due to special or changed circumstances.

n. If the customer locks themselves out, the call-out charge is 50 € (08:00–18:00) and 100 € (18:00–08:00).

o. Open fires are always prohibited unless specifically permitted in writing by the host for a designated time.

General Terms

  1. Application

These terms apply between Ukonhonka Oy and customers of Ukonhonka Oy accommodation services (Ukonhonka Holiday Cottages). The customer agrees to comply with these terms when booking accommodation.

  1. Formation of Contract

A contract is formed when Ukonhonka Oy has confirmed the customer’s reservation in writing and the rental payment has been received. The person making the reservation must be at least 18 years old or otherwise legally competent.

  1. Reservation, Payment Terms, and Payment Transaction

The customer is responsible for reviewing the description and instructions of the accommodation unit. The booking becomes binding when Ukonhonka Oy has confirmed it in writing and payment has been received.

Ukonhonka Oy is not responsible for failed bookings; the customer must contact the company immediately. Availability cannot be guaranteed in such cases.

The invoice includes a reference number and must be paid using it.

  1. Cancellations

Same cancellation terms as previously listed.

If the trip is cancelled due to force majeure (e.g., natural disaster, sudden safety situation, authority decisions, national restrictions, strike, fire, wildlife, weather events, power outages, or other unexpected events beyond the entrepreneur’s control), the rental payment is not refunded. Customers are advised to take out travel insurance covering trip cancellation costs.

  1. Right of the Company to Terminate the Contract

If force majeure prevents or significantly impairs the service, the company may terminate the contract immediately. Any unused portion of the rental will be refunded.

If the customer violates the booking terms, general conditions, or instructions, or causes environmental or property damage, the company may terminate the contract immediately and the customer is liable for all damages.

  1. Customer Liability and Compensation

The customer is responsible for the property and must maintain general cleanliness. The customer is fully liable for any damage caused.

If final cleaning is not carried out and has not been ordered, the company will charge the cleaning costs and any resulting losses. Cleaning fee: 35.00 €/hour + VAT, travel costs 0.59 €/km.

Damage to natural surroundings (trees, shrubs, etc.) is strictly prohibited. Sauna whisk branches must be collected away from the cottage yard.
