RESERVATION TERMS

The cottage is booked directly through our online store or by email at ukonhonka@gmail.com. Inquiries may also be made by phone/SMS/WhatsApp to +358469645578. Based on inquiries made by phone, we will always send the customer a message or email, to which the customer must respond in writing to complete the booking.

The full rental price is paid at the time of booking. Our primary payment methods through the online store are online banking, card payment, or MobilePay. Alternatively, we also offer bank transfer as a payment method.

During the season – primarily in June, July, and August – we mainly rent out full weeks (6 days). In our online store, you can view the current booking status per accommodation. In our online store, the cottages are available according to the minimum rental period (6 days). Shorter rental periods can be inquired about by email/phone.

These terms apply not only to the cottages but also to our other accommodations, such as the Ukonrinne holiday house.

RESERVATION PROCESS:

Book the cottage:

  • Online store OR

  • By email OR

  • Confirm the inquiry received by phone in writing as a response

When booking through the online store, the booking is paid immediately via online banking, card payment, or MobilePay, and the reservation is confirmed as soon as you have received an order or payment confirmation from us. If you book by any means other than through the online store, we will send you an invoice to the email address you provided. Once the invoice is paid and the payment is reflected in our account, the booking is confirmed.

CANCELLATION TERMS:

Cancellations must always be made in writing by email to ukonhonka@gmail.com.

The cancellation date is the day when Ukonhonka Oy has received the cancellation notice. The customer is responsible for ensuring that the cancellation is sent in good time. A booking cannot be partially canceled.

For bookings starting between May 1 and September 30 (May–September), the following cancellation terms apply:

  • For cancellations made more than 30 days before the start of the booking, only delivery charges are charged on the canceled bookings. The delivery charge is 5% of the total rental price. The remaining amount is refunded to the bank account specified by the customer.

  • When the cancellation is made 14–30 days before the start of the booking, 50% of the total rental price is charged. The remaining amount is refunded to the bank account specified by the customer.

  • For cancellations made less than 14 days before the start of the booking, the full booking price will be charged.

For bookings starting between October 1 and April 30 (October–April), the following cancellation terms apply:

  • For cancellations made more than 14 days before the start of the booking, only delivery charges are charged on the canceled bookings. The delivery charge is 5% of the total rental price. The remaining amount is refunded to the bank account specified by the customer.

  • When the cancellation is made 7–14 days before the start of the booking, 50% of the total rental price is charged. The remaining amount is refunded to the bank account specified by the customer.

  • For cancellations made less than 7 days before the start of the booking, the full booking price will be charged.

A booking may be rescheduled once at the customer's request under the following conditions:

  • The request to reschedule must be made at least 14 days before the start of the original booking.

  • The rescheduling fee is 5% of the total rental price.

  • If the rescheduled booking is canceled, the full rental price will be charged regardless of the timing of the cancellation.

By booking accommodation from us, you accept the reservation terms as well as the general terms.

By paying for the booking via online banking in the online store or by paying the rental invoice received from the company, the customer confirms having read and understood the contract and delivery terms as well as the current prices, accepts them, and undertakes to comply with them. Prices shown in the online service are VAT-inclusive. We reserve the right to change the delivery terms.

Bookings and cancellations must always be made in writing.

These terms apply not only to the cottages but also to our other accommodations, such as the Ukonrinne property.

  1. General Guidelines

a. The equipment provided at each accommodation is listed in our online store.

b. The cottage is available for your use from 15:00 on the arrival day until 12:00 on the departure day.

c. As a rule, the customer is responsible for the final cleaning. You may also order final cleaning for a fee of €130.00. However, if you order the final cleaning from us, please ensure that you wash the dishes, clean the grill after use, and put things back in place.

d. Final cleaning instructions are available on our website. The instructions are also provided in a document folder in each accommodation, with the necessary cleaning supplies available in each property.

e. Smoking in the buildings and in their immediate surroundings is prohibited.

f. Pets are not allowed. Please note that our properties are also suitable for those with pet allergies.

g. Wearing shoes indoors is prohibited.

h. Any deficiencies or problems observed must be reported without undue delay so that we can rectify them as soon as possible.

i. The customer must respect nature and its tranquility during the visit and also allow others to enjoy their holiday without unnecessary disturbances.

j. In the cottage and on its premises, no more people than the maximum number stated per cottage in the online store may be accommodated even temporarily. The pricing may be based on the number of people declared by the customer, so the declared number must not be exceeded. Violation of this rule will result in immediate cancellation of the booking.

k. Every customer should carefully familiarize themselves with the instructions specific to the cottage, which will be provided to the customer before the booking starts.

l. Customers visiting the Etelä-Kalaton cottage are expected to have a basic understanding of the use of gas appliances and fireplaces.

m. The customer must adhere to the safety regulations and use the safety equipment specified in these terms or separately communicated by the entrepreneur.


General Terms

  1. Application

These terms are applied between Ukonhonka Oy and the customers of Ukonhonka Oy’s accommodation business (Ukonhonka holiday cottages). The customer agrees to comply with these terms when booking accommodation from the company.

  1. Formation of the Agreement

The agreement is formed between the parties when Ukonhonka Oy (Ukonhonka holiday cottages) has confirmed the customer's booking in writing, the customer has paid the rental price, and the payment is reflected in Ukonhonka Oy’s account. The person making the booking must be at least 18 years old or otherwise legally competent or represented by another entity.

  1. Booking, Payment Terms, and Payment Transaction

The customer is responsible for familiarizing themselves with the description and guidelines of the accommodation(s) as well as the terms related to the booking. A booking is binding when Ukonhonka Oy (Ukonhonka holiday cottages) has confirmed the customer’s booking in writing and the payment made by the customer is reflected in the company's account.

Ukonhonka Oy is not responsible for a failed booking; the customer must immediately contact the company to rectify the situation. The company does not guarantee that the property is still available in such a situation.

The rental invoice includes a reference number. Please use the reference number when making your payment.

  1. Cancellations

  • For cancellations made less than 7 days before the start of the booking, the full booking price will be charged.

  • If the rescheduled booking is canceled, the full rental price will be charged regardless of the timing of the cancellation.

If the customer's trip is canceled due to force majeure (an overwhelming obstacle), such as a natural disaster, storm damage, war, a sudden change in the security situation, an official decision, national restrictions, a strike, a fire, wildlife issues, changes in weather conditions, power outages, or any other unforeseeable or unexpected event beyond the entrepreneur's control, the entrepreneur is under no obligation to refund the rental payment. We recommend that every customer takes out travel insurance that covers the costs arising from trip cancellation, for example in case of illness.

  1. The Entrepreneur’s Right to Terminate the Agreement

The company has the right to cancel the rental agreement immediately or within a pre-announced period if a force majeure event – such as a natural disaster, storm damage, war, a sudden change in the security situation, an official decision, national restrictions, a strike, a fire, or any other unforeseeable or unexpected event beyond the entrepreneur's control – prevents or significantly hampers the delivery of the service.

Notification of termination is given to the customer renting the accommodation without undue delay.

If the company terminates the rental agreement due to force majeure, the customer is refunded the rental price corresponding to the part of the service that could not be provided due to the interruption, and if the agreement is terminated before the start of the booking, the full amount paid by the customer for the service.

If the customer violates any of the above general terms, reservation terms, or general guidelines, or causes disruption to the environment, the company, or the rented properties or their furnishings, the company has the right to terminate the agreement immediately.

The customer is liable for compensating all damages caused.

  1. Customer Liability and Damages

The customer must take care of the furnishings in the property. The customer must also maintain a reasonable level of cleanliness in the property. The customer is required to follow the instructions, warnings, and orders given by the landlord and to use the safety equipment as instructed. The customer is fully responsible and liable for compensating all damages caused.

If the customer's trip is canceled due to force majeure (an overwhelming obstacle), such as a natural disaster, storm damage, war, a sudden change in the security situation, an official decision, national restrictions, a strike, a fire, wildlife issues, changes in weather conditions, power outages, or any other unforeseeable or unexpected event beyond the entrepreneur's control, the entrepreneur is under no obligation to refund the rental payment. We recommend that every customer takes out travel insurance that covers the costs arising from trip cancellation.

If the customer has left the property uncleaned and has not ordered final cleaning, the company will charge the full cost of cleaning. Cleaning is charged at €32.00 per hour plus VAT, plus travel expenses of €0.59/km. Travel time is calculated as working time.

It should also be noted that any act of removing, damaging, drawing on, or bending trees and bushes belonging to nature is absolutely prohibited on the cottage premises. Additionally, sauna stones must be placed further away than the cottage’s yard.
